The site is located to the east of Bolton Road on the outskirts of Darwen approximately 6 miles south of Blackburn. Large residential housing developments sit to the north and west of the site with an industrial estate to the south.

The Seller has not made any enquiries regarding occupation of the Property. The Property is sold as seen and subject to any tenancies occupations or other third party rights which exist.
