The site is not allocated within the Leeds Site Allocations Plan and its size and location contribute to its strong potential for residential redevelopment, subject to obtaining all necessary planning permissions. Interested parties should make their own enquiries with Leeds City Council regarding their proposed use.

The site is occupied by a range of predominantly single-storey buildings that have an approximate floor area of 1,000 m² and has remained vacant since May 2016. The buildings have been subject to significant vandalism and are unable to be viewed internally; purchasers are required to undertake their own investigations.
