Mark Jenkinson & son are pleased to announce their appointment as the sole selling agent for a 1.9 acre (0.77 hectare) commercial/industrial development site on the Callywhite Lane Industrial Estate in Dronfield.

The site is broadly rectangular in proportion and has stood vacant and unused for a considerable period of time, possibly since the early inter world war era and is now available on the open market for the first time.

The site stands on the south eastern tip of Callywhite Lane, accessed off the roundabout turning head, bordering countryside and a public footpath which in turn adjoin vacant land running to the south of Callywhite Lane. Occupiers in the locality include Kilner Vaccumation and Henry Boot.

The site has outline planning consent (means of access and layout not reserved) for construction of 22 business units of mixed use with associated car parking reference 12/00612/0L. The scheme allows for a broad range of permitted uses including B1 Business, B2 General Industrial and B8 Storage or Distribution.

The permission is subject to a Section 106 Agreement dated 25 April 2013 requiring the developer to pay a sum towards the Public Realm Improvements to Callywhite Lane Industrial Estate in addition to monitoring payments.

The site offers interesting potential for building out the scheme proposed, an alternative development (subject to consent) or owner occupation. Early expressions are invited via the selling agent Mark Jenkinson & son, contact Mark Renshaw, telephone 0114 2760151 or
