BUSY BIDDING IN NEW YEAR SALE
Mark Jenkinson and Son's January sale as we officially emerged from recession saw almost all lots offered sold in the room on the day writes auctioneer partner Paul Hough.
In those remembered days of the property boom Mark Jenkinson and Son was recognised as one of the most successful auction practices in the country as indeed it is today. Most very successful property auction houses are based in London. The Estates Gazette produced results this month showing that mark Jenkinson and Son was now 14^th most successful firm in the country in terms of residential sales by auction. This from results recorded in recession – struck 2009!
A very few years ago when times were good and sales were strong, the firm would average around 90% sales success on each sale day. The January sale results indicate a success rate of 87% of the lots offered. In some cases regular buyers are now seeing new faces bidding against them as people compete for lots in the knowledge that property investments have traditionally proved worthwhile in the longer term.
Auction co-ordinator partner Adrian Little had produced a catalogue of thirty two lots, three of which were sold prior and another withdrawn.
Properties were located around the region, from Oughtibridge to Worksop, Barnsley, Rotherham and Hope Valley. The majority were however in Sheffield.
The early lots were mainly in the Sheffield area, and comprised small terrace houses in need of modernisation. Brisk bidding ensured all were sold. The first seventeen lots all exceeded reserves.
The Whitehouse Surgery, Prince of Wales Road, Sheffield had been an NHS medical centre for many years. Offering some 200 square metres of accommodation the building was sold for an anticipated £126,000.
A site on Stanley Street, Sheffield, located off Wicker and currently containing a builders yard and offices was sold for £175,000.
A double fronted cottage at Stoney Middleton, Hope Valley also achieved the anticipated figure of £85,000.
One interesting lot, the last of the afternoon, was a completed development of five apartments in Unstone, Dronfield. Sold on behalf of mortgagees in possession, the lot was eventually sold for £282,000.

The next sale planned for the new year will be held at the Platinum Suite at Sheffield United's Bramall Lane ground on March 9^th . The deadline for entering lots is February 29^th and over 30 lots are confirmed in the catalogue.
The 20^th April sale is also building, this having a 12^th March deadline.
Sale by public auction is an exciting and successful method which for the right property should always be the first choice. In the case of the owners of twenty seven properties offered in the January catalogue the sellers now have contracts signed and deposits paid, with a binding completion date. This provides certainty of sale, with no late haggling and no backing out without serious expensive legal consequences. Similarly the buyers know just what they have bought and exactly when they can take possession, all without fear of gazumping.
