Mark Jenkinson and Son's December sale produced excellent results with many lots selling above expected figures indicating a regional demand which appears to be increasing as each sale goes by, writes auctioneer partner Paul Hough.
The firm has a vast experience of auction sales over many years, and over the whole region. Sheffield lots predominated, but a good number were located in Barnsley, Rotherham and Doncaster.
The first three lots were older type terrace properties, in the Barnsley area and in need of modernisation and selling for figures between £46,000 and £74,000. Later in the sale two properties sold on behalf of Barnsley Metropolitan Borough Council at Worsborough and Cudworth, both in need of a lot of attention sold for £95,000 and £80,000. Two more, from the same Authority, a former caretaker's house in Wombwell and a School House in Penistone achieved £115,00 and £156,000.
A very smart looking property at North Farm Cottage, Worksop Road, Aston sold well at £185,000.
Doncaster Council had also instructed the firm and Auction co-ordinater partner Adrian Little had included a former library at Moorends. This sold, as expected, for £50,000.
In Sheffield, Ecclesfield Methodist Church was offered on behalf of The Methodist Church. After a slow start heavy bidding saw the lot, which comprised over 3000 square feet of accommodation on almost a quarter of an acre sell for £181,000. A semi detached house at Hunstone Avenue, Sheffield 8 went well above reserve to sell for £132,000. Similarly a semi at Falkland Road, Ecclesall, in need of a deal of work was bid to £171,000.
Investment properties were on offer, the most prominent being a house at Crookesmoor Road, Sheffield, producing £24,500 per annum from seven students, and selling for £325,000. Another, at Filey Street, Broomhall, Sheffield producing £15,000 per annum from five students sold for £170,000. A third investment at Shoreham Street, Sheffield, handy for Sheffield Hallam University, let to students and producing £7644 per annum, but capable of increase, was sold for £116,000.
Not all the properties on offer were sold, but the great majority were, with deposits paid, contracts signed and completion dates in place. Of the few remaining, offers were expected post – auction and could well be sold.
The next Mark Jenkinson and Son auction sale will be held on January 26^th , and a further eight dates have been published to enable sellers to programme disposals. The January catalogue is complete with the exception of last – minute lots with around thirty properties confirmed.
