*AUTUMN SALES HOLD FAST*
Mark Jenkinson and Son's November sale saw a large crowd and ready bidding at Sheffield United's Bramall Lane Platinum Suite writes auctioneer partner Paul Hough.
The original catalogue of twenty – six lots had been reduced by two withdrawals and a further two sales agreed prior to auction.
The first eight lots mainly comprised small vacant houses in need of attention in Sheffield and Chesterfield. All were quickly sold with prices ranging from £61,000 to £99,000. A vacant workshop and yard at Effingham Road, Sheffield 4 was competitively bid to £125,000 and a small portfolio of freehold ground rents on flats at Old Whittington Chesterfield sold for £12,500 for an income of £960 per annum reflecting a gross yield approaching 7.7%.
A residential investment at Morrison Avenue Maltby Rotherham sold close to guide at £53,000 and as expected the house at Oakwood Road, Rotherham, in need of total modernisation sold very well at £120,000. Also in the Rotherham area a bay windowed terrace house at Wath – Upon – Dearne exceeded reserve to sell for £66,000.
Two houses which were always going to sell well were situated in Nile Street and Ventnor Place, Sheffield. The former located close to Sheffield University and the Hallamshire Hospital, the latter in an old established residential area. Both were in need of renovation. Nile Street sold for £191,000 and Ventnor Place achieved £175,000. Both well above reserve.
