Mark Jenkinson and Son's October sale was an outstanding success writes auctioneer partner Paul Hough.
Sheffield United's Platinum Suite was packed, and heavy bidding ensured that most lots achieved figures well above reserve to the delight of the many private and corporate clients. Auction co-ordinator partner Adrian Little had prepared a catalogue of thirty two lots of residential and commercial vacant and tenanted properties, one of which was withdrawn prior.
There were a number of small vacant terrace houses in Sheffield, Pontefract and Rotherham. All were in need of refurbishment and all were sold, with prices around £55,000 to £65000. Terraced and semi detached houses with long term regulated tenants were also on offer and sold between £50,000 and £77,000.
Bids which reminded everyone of the sales of a few years ago saw a development opportunity property at Worksop Road, Aston, Sheffield sell for an unpredicted £327,000 and the Apperknowle Primary School, with planning consent for refurbishment and development of a single plot to the rear, offered on behalf of Derbyshire County Council, achieve a mighty £464,000.
Kier Asset Partnership Services Limited on behalf of Sheffield City Council had instructed the firm to sell The Old School House, Totley Hall Lane, Sheffield. This grade 2 listed building offered a rare opportunity to acquire a property with great restoration potential and was quickly bid to £210,000.
Peak district properties tend to be attractive to buyers from both sides of the Pennines, and Rose Cottage, Castleton demonstrated this. A very old detached one bedroom cottage, thought to be one of the oldest in the village was on offer and sold for a most satisfactory £158,000.
Freehold ground rents / rent charges are frequently offered at Mark Jenkinson and Son's sales. These were secured on properties in Sheffield and Bakewell and achieved £29,000 or approaching 21 years purchase.
Of the thirty - one lots offered, just five remained unsold at the end of the day, and some of those may well be contracted to new owners by the time this is read.
