SPRINGTIME FOR AUCTIONEERS
At a time when the news is still full of gloomy tales of recession, and bankers contemplate re-training in Estate Agency to improve their image, it is good to see investors parting with upwards of £3.4 million on a day when the April sun shone on Bramall Lane despite the Blades losing to Burnley the night before.
Two postponements reduced the catalogue of fifty nine lots to fifty seven on the day. Forty seven were sold to provide a success rate of 82% writes Paul Hough, Mark Jenkinson and Son's auctioneer partner. Importantly those sales now each have a binding contract signed and deposit paid.
A number of regulated tenancy investment properties were offered. These are protected tenancy properties where tenants have the right to occupy for life. Most of them were located in the Rotherham area, with Rawmarsh featuring heavily. Prices varied, but most were in the expected £40,000 to £50,000 range.
As an indication of increasing demand six of the lots which auction co-ordinator partner Adrian Little had catalogued were sold prior to auction date as a result of tempting offers being received.
One Doncaster lot comprised ten commercial properties at Balby. This was sold for £265,000. A mixed commercial / residential part vacant investment property at Kilnhurst Road, Rotherham sold for £58,500 and another part let property comprising a florists shop and living accommodation at Hutcliffe Wood Road, Sheffield achieved a very satisfactory £158,000.
The afternoon saw mainly Sheffield properties on offer. Two houses in Crosspool, an upmarket suburb in South West Sheffield, were expected to sell well and did not disappoint. A semi detached house on Cardoness Road was sold for £179,000 and a detached bungalow at Manchester Road sold for £168,000. Both were in need of refurbishment, and both attracted a great deal of attention. Another semi, described as “delapidated” on Huntley Road sold for £136,500 -well above the guide of £98,000. A detached bungalow at Edmund Road, Bradway was a surprise non – seller as was an attractive farm cottage at Oxspring near Penistone. Two pieces of land with residential planning consent, at Eastwood and Maltby, Rotherham also remain available.
In terms of today's market, a most successful day. This was the third Mark Jenkinson and Son sale of 2009. Adrian has received confirmed instructions on forty – seven lots for the sale on 19th May. That catalogue is now at the printer and will be soon available. Lots are already being considered for the 16th June sale, the entry deadline for which is 8th May.
