A BUSY DAY IN MARCH
Mark Jenkinson and Son's March auction was an all – day sale with morning and afternoon sessions at Sheffield United's Platinum suite. Thesize of the crowd and urgent bidding recalled memories of sales of a couple of years ago writes auctioneer partner Paul Hough.
The sale was the second Mark Jenkinson auction sale of 2009 and dates are fixed for eight further sales, all at Bramall Lane.
Each of the two 2009 events produced 38 sales with receipts totalling £5.7 million.
The March sale included houses, land, shops and workshops. Houses predominated and 91% of those offered were sold.
In each case contracts were signed in the room, deposits paid and purchasers legally committed to complete within four weeks.
Co-incidentally the Royal Institution of Charteed Surveyors has just issued a statement showing that on average traditional estate agents are presently selling three houses a month...
Auction co-ordinator partner Adrian Little had assembled a catalogue of fifty – five lots and for the second month a number of regulated tenancy properties were offered. These are houses occupied by long – term protected tenants, usually at modest rents. Demand was significant with buyers competeing for houses in Rotherham, Chesterfield and Sheffield. Barnsley featured strongly with a dozen tenanted houses selling in that area.
The afternoon session concentrated mainly on Sheffield properties. In addition to the usual small terraces and ex – council properties which sold well, there were student houses in Crookes, Sheffield. One such at Pickmere Road was swiftly bid to £156,000 and another at Bower Road, and described as being in need of improvement achieved £120,000. Of particular interest was a five bedroom house in Carteknowle Road Sheffield which sold well above reserve at £200,000 and a grade 2 listed house in need of much work in Wilkinson Street Sheffield which also exceeded reserve to sell for £118,000.
The two workshop properties offered did not attract sufficient bids, but one of them, at Kirk Street / Sorby Street Sheffield was snapped up immediately at the end of proceedings.
Small areas of land were on offer, mainly in the Barnsley area. They didn't sell, but Adrian is currently speaking to prospective purchasers.
Altogether a good sale, bucking the current trend, and with a great deal of interest in most of the lots offered. Bramall Lane is an excellent venue with ample car parking space and the large crowd fitted well into the Platinum Suite.
The next sale will be held on April 21st. The catalogue has built fast, with over forty lots confirmed and a final deadline of March 13th.
