OUTSTANDING RESULTS AT BRAMALL LANE
Mark Jenkinson and Son's July auction sale at Sheffield United's Platinum Suite produced sales results close to pre – recession levels writes auctioneer partner Paul Hough. In those days most sales showed a 90% success rate. July this year was around 85% The catalogue of thirty – one lots was reduced by two properties including one sold prior and a large crowd of bidders ensured that sellers were generally delighted with results on a warm humid afternoon when lethargy and drowsiness would have been understandable. Auction co-ordinator partner Adrian Little had anticipated a good sale. “Many of the lots were busy with viewings prior to sale day and the quality on offer promised good results” was Adrian's comment on the day “Investment properties are particularly sought after. A lot of people are comparing them with the unattractive interest levels currently available from the banks” Inevitably there was a clutch of small terrace and semi detached houses in need of modernisation. The first eight lots were Sheffield houses of this type and all but one was sold nicely above reserve. Similar vacant houses in need of work in Doncaster and Barnsley were swiftly sold. A 600sqm plot at Wath Road, Brampton, Barnsley was sold above reserve at £46,500 and one of two areas of grazing land on offer at Rivelin Valley Road Sheffield was also sold, the second of them remaining available. Redundant public houses are often difficult to sell. The Woodman Inn, Rotherham was withdrawn but sold immediately in the room at the conclusion of the sale. A group of five residential investment properties were on offer individually. Located in the Hillsborough, Chapeltown and Nether Edge areas of Sheffield together with Dinnington and Rawmarsh, they all sold well indicating the ongoing interest in such properties. Unusual properties are often sold by auction. At this sale a former joiner's workshop at Pitsmoor Sheffield achieved £66,000. A mid – terrace property in Thorne, Doncaster previously let as a post office and in need of much work was sold for £65000 and a former school administration office at Eckington, offered on behalf of Derbyshire County Council was an attractive lot with planning permission for conversion to a house. The property sits on a quarter acre plot and was bid to a successful £150,000. A detached house on half an acre in Thurcroft and in need of considerable internal work was the last lot of the afternoon. This was bid to a satisfactory £275,000.
